Your Buying Journey
STEP 1. Let’s get to know your story.
We start with a relaxed chat about what home means to you — lifestyle, needs, goals, and future plans.
This helps us understand more than just “beds and baths”; it helps us see the life you want to live.
STEP 2. Getting Prepared
We will first ask you to get a pre-approval from your trusted mortgage broker. Once we have this information, we will come up with a plan to position and give you the most leverage when it is time to writing an offer. Good news to you, the purchase price is not the only factor that determines if an offer will be accepted.
To fully represent you the best we can, there will be a few forms to fill out:
Consumer Relationships Guide - this outlines your rights and responsibilities as a client and explains our obligations to you as your real estate agent.
Exclusive Buyer Representation Agreement - this is a formal agreement between you and Real Broker confirming that Jason and Khu will represent you exclusively for a 3 month period. There is no cost to you for this service. At any point you are unhappy with our service, please let us know in writing and we will terminate the contract. There is no commitment, if you do not want us to help you.
Certificate and Consent of Purchaser - this form confirms that you are Canadian purchasing a property in Canada.
FINTRAC Verification (via Really Trusted) - FINTRAC is Canada’s system for keeping real estate and banking safe. Realtors® must collect basic ID and payment info from every client.
STEP 3. The Home Search
This is where the fun begins.
We have two methods we use to search your home:
through a curated and automated platform called Collaboration Centre. This will give you immediate update anytime a home comes on the market that meets 70% of your criteria. Keep in mind it does broad searches like bedrooms, bathrooms, community, and sf. It does not unfortunately select based on less quantifiable features like natural light, pet approval, layout flow, condo fees, updated furnaces etc…

4. Offer & Negotiation
We’ll craft a strong, thoughtful offer — one that gives you the best leverage and terms.

5. Closing & Celebration
Once your offer is accepted, we’ll guide you through deposit instructions, inspections, conditions, and closing with full transparency. With each milestone, you will receive an email with the following next steps - never too much; just a handful of easy to follow steps to make the process stress-free and easy to remember.
When it’s time for keys, expect a little celebration around noon on possession day — and a heartfelt welcome to your new home. We like to take a walk through the home with you to ensure the home is in good order. If you are hiring movers, we suggest to pick a day after the possession date as closing may be delayed.
6. After You Move In
Our relationship doesn’t end at closing.

What’s the first step in buying a home?

Should I get a home inspection?
Always. Especially for older homes. A good inspection gives you a snapshot of your home’s health — things like the roof, foundation, plumbing, and electrical systems. It’s less about finding perfection and more about understanding your home. Need an inspector who specializes in Old Homes? Look no further, we got one for you.
What are the cost related to buying?
Expect a few key cost: down payment (5-20% of the purchase price), deposit (part of your down payment), home inspection (approx. $550-$650), legal fees ($1200-$1500), appraisal (maybe), property tax adjustments, moving cost and utilities, home insurance, and mortgage. Also, a healthy budget of 5-10K for repairs, maintenance and spending.
How do I make a strong offer?
Be first or be strong! We’ll position you strategically by understanding the seller’s priorities, strengthening your offer terms, and making sure your paperwork and deposit are ready to go. You’ll always have an agent on standby to write the offer right after your showing — so when you find “the one,” we’re ready to move.
What is your commission?
For you? zero. We generally make our commission from the seller who splits the commission between the listing and buying agent 50/50. And yes, we only make money after a successful possession date minus the expenses and broker fee.
What to look for in an older home?
Older homes have character — and quirks. Look for signs of solid bones: a dry basement, updated electrical, and well-maintained heating systems. We’ll help you spot what’s manageable, what needs attention, and what’s simply part of an old home’s charm. The goal is to find one that’s not just beautiful, but livable, and loved.
